Development Procedures and Zoning Amendments

Overview

The bylaws listed in this section regulate land use and development within the Village of Valemount. See below for more details, and contact the Village Office if you have any questions.

Zoning Amendment The Zoning Bylaw regulates land uses including things like, residential versus commercial development, setbacks, density, parking, etc. A Zoning Bylaw Amendment may propose to amend any provision of the Zoning Bylaw, but it must be compliant with the Official Community Plan. $650

Development Permit A Development Permit is required prior to any subdivision, construction, alteration, or addition of a structure location within a designated Development Permit Area. $200

Development Variance Permit Development Variance Permits are required to vary certain sections of the Zoning Bylaw, Parking Regulations, Signage, subdivision servicing, and other regulatory bylaws. $450 Application Form
Temporary Use Permit

Temporary Use Permits provide a property owner with the authority to conduct uses not permitted by the Zoning Bylaw on a temporary basis.

A Temporary Use Permit to permit residents to live in a temporary structure (RV’s) on their property may be approved if the requirements outlined in Policy 83 are met. The Temporary Residential Structure Policy and Application can be found to the right.

Official Community Plan (OCP) Amendment An Official Community Plan (OCP) is a general statement of Council’s broad objectives and policies regarding land use and development. OCP Amendment applications may propose to amend any provision in the OCP. $650

Overview

There are a number of maps used to guide development in Valemount. Development must comply with regulations for each particular property based on its zoning or OCP designation outlined in the Official Community Plan and Zoning Bylaws. The attached maps will help you determine your properties zoning and OCP designation.
Short Term Vacation Rentals and B&Bs

Overview

Many property owners have questions around Short Term Vacation Rentals (STVR) and B&Bs.  A B&B is now considered a Short Term Vacation Rental Minor in the updated Zoning Bylaw.  Here are some quick facts regarding STVR’s.

All operators of STVRs and B&Bs must obtain a business license.

Retail Cannabis

Overview

Subdivision is the act of altering legal property boundaries. Subdivision applications involve the division of a property into smaller lots or the realignment of existing property lines. The approval process allows the Village of Valemount to review all of the elements of the application and ensure that the new lots meet the requirements of land use and development.
